Meet The Team We are hiring a Regional Facilities and Real Estate Specialist. RFS will be responsible for supervising and maintaining the upkeep of existing offices. Will lead all aspects of facilities operations, opening and closures of sites within East Coast and Canada region. RFS will provide services and solutions that enhance the value of every property they manage relative to safety, security and preventative maintenance, project management, vendor vetting/work scope and validation.
This position will ensure effective implementation and execution of plans to support and improve sites and to achieve both long-term and short-range goals. Must have experience in reviewing Real Estate offices leases. Travel required.
What You Will Be Doing Ensure property and buildings are properly maintained to meet health and safety codes.
. Must have ability to negotiate office Real Estate leases.
. Help secure contracted services such as cleaning, pest control, electrical, HVAC, etc. for each location
. Ability to Project Manage multiple capital improvement/construction projects throughout the portfolio. This includes developing the scope of work, the preparation of bids, soliciting bids, coordinating contractors, review contracts, supervise the work of vendors and contractors, conduct quality control & inspections.
. Understand furniture systems.
. Ability to read and interpret Architectural, Structural, Mechanical, Electrical drawings.
. Work closely with procurement to manage all facilities-related suppliers, including all paperwork, to ensure compliance with company policies.
. Prepare capital project budgets and operating budget reports.
. Receive feedback on contracted services and seek out new competitive bids to improve service at his/her locations and keep costs low.
. Have advanced knowledge of electrical and HVAC competencies.
. Develop and execute preventative maintenance measures to keep Data Center, HVAC equipment operating efficiently and prevent shutdowns.
. Verify and ensure the monitoring of equipment and building areas including copiers, maintaining furniture and AV systems.
. Maintaining day-to-day operations, completing all work order tickets
. Coordinate work performed by outside vendors and equipment/furniture deliveries, etc.
. Liaison with building management and after-hours access and issues.
. Provide weekly status reports to management for review with Facilities team during weekly conference calls.
. Work closely with other site managers for feedback on repairs, maintenance, or other issues.
. Review utilities consumption and strive to minimize costs.
What You Bring To The Team (Qualifications) . Must be able to demonstrate understanding of heating and air conditioning units, plumbing systems, and electrical systems.
. 10+ years' experience in Facilities management/ Project management.
. Be flexible in your work by adjusting to multiple demands / shifting priorities.
. Ability to be on call for emergencies.
. Superb diligence, work ethic, communication and time management skills, detailed oriented.
***Must be able to travel 15% to facilities on the east coast US as well as Canada
As required by the equal pay and transparency acts, the expected base salary for this position is:
Tier Two Location (including Colorado, Seattle, and the rest of California): $71,000 - $102,000
The expected pay is determined based on a variety of factors including, but not limited to, depth of experience in the practice area. Employees are eligible to participate in Hitachi Vantara's bonus/variable/commission pay programs, where applicable, and are subject to the program's conditions and restrictions.
